Landlords Are People Too.®
Effective date: October 14, 2026
1. Scope of Service
Piper Legal (“we,” “us”) offers an online service (the “Service”) through which a customer (“you”) may order preparation and mailing of one of the following Michigan landlord notices using the State Court Administrative Office (SCAO) approved forms: (a) the Demand for Possession, Nonpayment of Rent (7-day notice, form DC 100a); or (b) the Notice to Quit to Recover Possession of Property (30-day notice, form DC 100c). For a DC 100c notice you must select the reason for termination, either “Tenancy has ended” or “Lease violation(s)”; if you select lease violation(s), you must provide a written explanation, which is inserted into the notice as you write it. The termination date is set automatically as described in Section 3. We insert the information you provide into the selected form, print it, and mail it to the tenant address you provide by first-class U.S. Mail. The rental property must be located in Michigan. We complete a proof of service by mail and email you a PDF copy of the notice together with the completed proof of service. The Service does not include certified mail, personal service, court filing, eviction proceedings, or any other legal work.
2. Fee
The fee is $50.00 per notice, payable in advance, regardless of how many tenants are named on the notice. The fee includes preparation, printing, first-class postage and the proof of service by mail. Payment is processed by a third-party processor; we do not store your full card information.
3. Mailing Turnaround
Paid orders are mailed the next business day. Mailing dates are targets, not guarantees. We are not responsible for delays by the U.S. Postal Service. The deadline stated in each notice is set automatically from the date the notice is generated: for a 7-Day Demand for Possession (DC 100a), the generation date plus 8 days; for a 30-Day Notice to Quit (DC 100c), the generation date plus 31 days. The extra day allows for service by mail.
4. Refund Policy
If a notice contains an error made by Piper Legal, you will receive a full refund. No refund is available when the error results from information you supplied, including a wrong address, a wrong or misspelled name, an incorrect amount or rent period, or any other incorrect data. Chargebacks: If you dispute a charge with your card issuer, we will use the order and service records, including your acceptance of these Terms and our mailing records, to contest the dispute. We may refuse future orders from customers who file a chargeback.
5. Your Responsibility for Information; Wrong Address
You are solely responsible for the accuracy of all information you submit, including the tenant names, the tenant mailing address and unit number, the amount owed and the rent period. We mail to the address exactly as you provide it. If a notice is mailed to an incorrect or incomplete address, is returned undeliverable, or is defective because of information you provided, you are responsible, and no refund is due and a corrected notice requires a new order and fee. Before mailing, our staff perform a clerical review of each order for completeness and obvious errors. This review is not a legal review and is not a verification of ownership, the tenancy, the amount owed, or whether a notice is appropriate or lawful in your situation, and you remain responsible for the accuracy of your information. If staff identify a problem, we may contact you before mailing.
6. No Legal Advice; No Representation
Using this service does not create an attorney-client relationship. This is an administrative, self-directed service that Piper Legal offers as a convenience to Michigan property owners. It is not legal advice. Paying the fee or communicating with us about an order does not change this. We do not give legal advice through the Service, do not evaluate whether you have grounds to serve a notice, and do not represent you in any dispute or court proceeding. If you want legal advice or representation, you must enter into a separate written engagement agreement with Piper Legal. Each notice is signed by a member of Piper Legal’s office, and the signature line reads: “Piper Legal, agent of landlord for purposes of this notice.” This agency is limited to giving the notice and does not create an attorney-client relationship.
7. Signer Block
Notices are prepared and mailed by Piper Legal, 601 S. Saginaw St., Ste. 202, Flint, MI 48502, (810) 235-2558, and signed by a member of our office above the line “Piper Legal, agent of landlord for purposes of this notice.”
8. Prohibited Use
You may not use the Service to send a notice you are not legally entitled to send, to harass any person, or to submit false information. We may refuse or cancel any order at our discretion. Any refund for an order involving prohibited use is at Piper Legal’s sole discretion.
9. Limitation of Liability
To the fullest extent permitted by law, our total liability arising out of or related to any order or the Service is limited to the fee you paid for the service (the $50 paid for that notice). We are not liable for any indirect, incidental, consequential or special damages, including lost rent, delays in recovering possession, or court costs, arising from the Service, from postal delays or failures, or from information you supplied. The Service is provided “as is.”
10. Indemnification
You agree to indemnify and hold Piper Legal harmless from claims arising out of information you provided or your use of the Service.
11. Governing Law and Venue
These Terms are governed by the laws of the State of Michigan. Any dispute will be brought in the courts of Genesee County, Michigan.
12. Privacy and Communications
We use your information only to prepare, mail and deliver your order, keep required records, and contact you about your order. Each time you accept these Terms and the attestation, we record the date and time and the version of the Terms you accepted, and keep that record with your order. Our Privacy Policy describes how we handle your information. We keep order records for 7 years.
13. Changes
We may update these Terms. The Terms in effect when you place an order apply to that order.
